WhatsApp for real estate in India
WhatsApp for real estate means running the whole enquiry-to-site-visit journey inside one thread: portal and ad leads arrive in a shared inbox, budget and locality are captured as structured fields, the shortlist goes out as a carousel carrying the RERA number, the site visit is booked against the agent’s real calendar, and the booking token is collected over UPI with a receipt. For an Indian broker, the channel matters because a property enquiry is won or lost on first-response time and lost again at the no-show — and both of those are messaging problems, not listing problems.
Plans from ₹1,999/month · 0% markup on WhatsApp messages · guided onboarding included
How a property enquiry becomes a site visit on WhatsApp
A portal or ad enquiry lands in WhatsApp, an agent qualifies budget, locality and possession timeline inside the thread, the shortlist goes out as a rich card carousel, the site visit is booked against a real calendar, and the booking amount is collected over UPI with a receipt in the same conversation.
- 1
Enquiry lands
99acres, Housing, MagicBricks and click-to-WhatsApp ads all drop the lead into one thread instead of four dashboards and a spreadsheet.
Runs on: Shared inbox + CTWA attribution
- 2
Auto-qualify
Budget band, preferred locality, configuration (2BHK/3BHK), possession timeline and loan requirement are captured as structured fields, not free text.
Runs on: WhatsApp Flows + CRM custom fields
- 3
Shortlist sent
Matching units go out as a carousel with floor plan, carpet area, price and RERA number — the buyer browses without leaving the chat.

- 4
Site visit booked
The buyer picks a slot against the agent’s real availability; both sides get a reminder the evening before and two hours ahead.
Runs on: Appointment booking + utility reminders

Token collected
The booking amount is paid over UPI in the thread, the receipt is issued automatically, and the lead moves to the next pipeline stage.
Runs on: In-chat UPI checkout + CRM pipeline
Six things Indian brokers actually use it for
Not a feature list — the six jobs that come up on every brokerage call, and the surface that does each one.
Instant first response on portal leads
99acres, Housing and MagicBricks enquiries land in a shared inbox with an automatic acknowledgement, so the buyer is engaged while they are still browsing rather than three hours later when four other brokers have called.
Qualification as data, not as notes
Budget band, locality, configuration, possession timeline and loan requirement are captured through a WhatsApp Flow into CRM fields your team can filter and segment on — instead of a paragraph of chat an agent has to re-read.
Shortlists with the RERA number on the card
Matching units go out as a carousel carrying floor plan, carpet area, price and registration number, so the compliance line is part of the listing rather than a disclaimer nobody scrolls to.
Site visits that actually happen
The buyer picks a slot against the agent's live availability and both sides get a reminder the evening before and two hours ahead — the two nudges that separate a booked visit from a no-show.
Token money collected in the thread
The booking amount is paid over UPI without a card page or a bank visit, the receipt issues automatically, and the lead moves to the next pipeline stage without anyone updating a sheet.
A consent trail you can produce
Opt-in is captured at every entry point with the purpose stamped against the contact, and every dispatched template version is retained — so a DPDPA or RERA question has a record behind it.
Does it pay for itself on a broker's numbers?
A single-city residential broker running portal listings and Meta lead ads, working roughly 400 enquiries a month. Every input below is visible and adjustable — change the ones you disagree with and the arithmetic still holds. We publish the workings because a number you cannot check is worth nothing.
The assumptions
- Enquiries received per month400
- Your own figure — substitute it.
- Brokerage earned per closed deal₹45,000
- Your own figure — substitute it.
- Enquiries that never reach a site visit55%
- Portal leads that go cold before a first call-back or a booked visit. Substitute your own — most brokers can pull it from their CRM in a minute.
- Share of that loss recovered in chat6%
- Deliberately conservative: the share of those cold enquiries that convert once a first response is instant and the visit can be booked in-thread. Change it to whatever your own funnel supports.
- Cost per utility message (Meta, India)₹0.115
- Meta's published India rate, verified 2026-08-25. GST of 18% applies on top.
The arithmetic, per month
| Line | How it is calculated | Amount |
|---|---|---|
| Revenue recovered | 400 × 55% × 6% × ₹45,000 | ₹5,94,000 |
| WhatsApp message cost | 400 × 4 messages × ₹0.115 | −₹184 |
| WatEase plan (Growth) | Flat monthly fee, 0% markup on the messages above | −₹1,999 |
| Net monthly impact | Under these assumptions, at this volume | ₹5,91,817 |
- Response-time effect (Not modelled): Faster first response is the mechanism, but we do not attach a number to it — we have not measured it across enough accounts to publish one.
This is an illustrative model built from the assumptions above, not a measured outcome from a named customer, and nothing here is a guarantee of results. Message costs are Meta’s published India rates (verified 2026-08-25) and exclude 18% GST; WatEase adds 0% markup to them. Run your own volumes through the conversation cost calculator and the ROI calculator.
RERA and DPDPA: what changes when you market on WhatsApp
Nothing about RERA is channel-specific, which is exactly why brokers get caught out: a WhatsApp broadcast promoting a project is an advertisement in the same way a hoarding is. Section 11 of the RERA Act requires the project registration number and promoter details on every advertisement and prospectus, and advertising an unregistered project is prohibited outright. Put the registration number on the listing card itself rather than in a trailing disclaimer, and keep the dispatched copy: WatEase retains every template version that was sent, with timestamps, so you can show precisely what went out.
DPDPA 2023 adds the consent layer. Marketing to a personal phone number requires free, specific, informed and unambiguous consent, recorded and withdrawable. The trap is treating an inbound reply as permission: a buyer answering your click-to-WhatsApp ad has opened a 24-hour service window, which lets you reply, but it is not standing consent to broadcast next quarter’s launch. Capture the marketing opt-in separately and keep the timestamp against the contact.
Not legal advice. RERA is administered by state authorities whose rules and interpretations differ, and DPDPA implementation continues to evolve. Treat this as an operator’s summary and take your own counsel before a campaign. Reflects the position as of June 2026.
Four ways real estate teams get this wrong
Running leads off personal WhatsApp
When the agent resigns, the pipeline leaves with the handset. There is no consent record, no audit trail, and no way to reassign a live conversation. The API number belongs to the firm; a personal number never does.
Broadcasting new launches to everyone, weekly
Marketing templates to an unsegmented list drives your Meta quality rating to Yellow within a few weeks, which silently caps your daily messaging tier — right when a launch needs it most. Segment by budget band and locality, and route transactional updates as Utility.
Advertising a project before registration
RERA prohibits advertising an unregistered project outright, and a WhatsApp broadcast is an advertisement. The registration number belongs on the card before the campaign goes out, not after a notice arrives.
Treating a reply as consent to market
A buyer answering your ad opens a 24-hour service window. It is not standing permission to push next quarter's launch at them. Capture the marketing opt-in explicitly, separately, and keep the timestamp.
The market numbers, with their sources
Every WhatsApp vendor quotes the same open-rate statistic and none of them link it. These are the figures we rely on, each pointing at its primary source so you can check them.

How is WhatsApp used in real estate in India?
An Indian broker or developer uses the WhatsApp Business API for five jobs: catching portal and ad enquiries in one shared inbox instead of four dashboards; qualifying budget, locality, configuration and possession timeline as structured fields rather than free text; sending a matching shortlist as a carousel with floor plan, carpet area, price and RERA number; booking the site visit against the agent's real calendar with reminders both ways; and collecting the booking token over UPI with a receipt in the same thread. The whole sequence happens without the buyer downloading anything or leaving the conversation.
Can I send property listings on WhatsApp?
Yes. Property listings go out as a catalog or as carousel template messages — each card carries a photograph, the configuration, carpet area, price and the RERA registration number, and taps through to an enquiry in the same thread. Promotional listing broadcasts must go to an opted-in audience on approved Marketing templates; a shortlist sent in reply to a live enquiry sits inside the free 24-hour service window and costs nothing.
Is WhatsApp marketing for real estate RERA compliant?
RERA compliance is about what you say, not which channel you say it on. Section 11 of the RERA Act requires the project registration number and the promoter details to appear in every advertisement and prospectus, which includes a WhatsApp broadcast promoting a registered project, and it prohibits advertising an unregistered project at all. In practice: put the RERA number on the listing card, never quote a carpet area or a possession date you cannot evidence, and keep the sent copy — WatEase stores every dispatched template version, so you can show a regulator exactly what went out and when. Rules and interpretations vary by state authority; take your own legal advice.
Do I need consent before messaging a property lead?
Yes, for promotional messages. India's DPDPA 2023 requires free, specific, informed and unambiguous consent before you process personal data for marketing, and Meta separately requires opt-in before a Marketing template is delivered. A buyer who messages you first through a click-to-WhatsApp ad or a wa.me link has opened a service window you can reply in; that is not the same as consent to broadcast new launches to them later. WatEase captures the opt-in at every entry point and stamps the purpose against the contact, so the record exists before you need it.
What does WhatsApp for real estate cost in India?
Two layers. The platform: WatEase starts at Growth ₹1,999/month, billed month-to-month, with guided onboarding included and no setup fee. Meta's conversation charges: roughly ₹0.8631 for a marketing conversation and ₹0.115 for a utility one such as a site-visit reminder, plus 18% GST, with replies inside the 24-hour service window free. WatEase passes Meta's rates through at 0% markup where many providers add 20–25%, which on a broker sending a few thousand reminders a month is the larger of the two numbers over a year.
Can WhatsApp replace a real estate CRM?
For most single-city brokerages it replaces the spreadsheet, not a full enterprise CRM — but the distinction matters less than it sounds, because WatEase includes the CRM. Every enquiry becomes a contact record with the qualification fields attached, a pipeline stage, site-visit history and the full conversation trail. What you get that a standalone CRM cannot give you is that the record and the channel are the same thing, so nothing has to be logged after the fact by an agent who is already on to the next call.
