Frequently asked questions

Is a new property listing Utility or Marketing?

Marketing, without argument. It promotes a property the buyer has not transacted on, so it needs marketing opt-in, an approved Marketing template, and an opt-out line — and it costs roughly ₹0.8631 per message in India, against about ₹0.115 for a Utility message, a gap of roughly 7.5x. That price gap is the discipline: send listings to people who genuinely asked for them, not to every number you have ever collected.

Do I have to put the RERA number in a WhatsApp listing?

Yes. Under RERA, every advertisement for a registered project must carry the registration number, and a promotional WhatsApp message is an advertisement — the channel does not exempt it. This is the single most-skipped compliance detail in property marketing, and it is trivially avoidable: put {{rera_number}} in the template once and every send carries it. Regulators have penalised builders for exactly this omission on digital channels.

Can I say prices are about to rise, or that the property will appreciate?

No, and you should not want to. A promise of appreciation is a forecast nobody can make, and once it is in writing as an inducement to buy, it is a liability rather than a sales line.
